Our dedicated in-house conveyancing team will manage the complete settlement procedure. We will handle the preparation of all necessary legal paperwork, attend to the financial settlement, discharge your mortgage with your bank/lender, acquire and validate search data, confirm your identity, coordinate with external parties, and execute the property transaction using the PEXA digital exchange platform with the Lands Titles Office.

Contract Compliance
You may have various legal compliance responsibilities stipulated in your sales contract. We'll make certain to address any needs, including ATO Capital Gains Tax assessments and GST withholding.
Pool and Spa Compliance
Arrange the necessary inspections required under legislation to ensure that your pool or spa is compliant at the time of settlement.

SA Water Audits
In certain South Australian development estates, recycled water is supplied to properties. Before finalising settlement, it's mandatory to inspect the plumbing to guarantee that recycled water doesn't pose a risk to the drinking water supply. We will coordinate the essential audits to ensure compliance before settlement.

Power of Attorney and/or Guardianship
In the event that you are representing a property sale in the capacity of a Power of Attorney or acting as a legal guardian or administrator, we will manage the registration of essential documents with the Lands Titles Office. This process will grant you the necessary authorisation to execute legal paperwork on behalf of the vendor.

Deceased Estates
If one or all of the owners of the property have passed away before the sale or if you are acting as the executor of a deceased estate, we will prepare the necessary legal documentation to note death or transmit the ownership with the Lands Titles Office.
